I just hired a VA from the Phillapienes for 6$ an hour. I already have a service in Pakistan that handles all my guest communicstion. But this is the first step in bringing that in house. This VA will hopefully lift a lot of things off my shoulders, such as listing the apartments, improoving the listings quality on all platforms, following up with Airbnb disputes and a lot more. Will keep you posted in the how this turnes out in the stories.

January Financials Total Revenue - $87,237 Unit 1 - $8,646 Unit 2 - $10,526 Unit 3 - $14,385 Unit 4 - $10,572 Unit 5 - $15,518 Unit 6 - $10,172 Unit 7 - $8,376 Unit 8 - $9,080 Expenses Rent: $32,697 Utilities/Bills - $5,086 Employee - $2,725 VAT (5%) - $4,364 Cleaning - $6,948 Maintenance - $1,308 VA’s and Software - $937 Tourism Tax - $1,308 Net Profit - $31,864 8 fully active apartments this month. Profit is pretty much on par with what I expected. Some apartments are doing a little better, others a little worse. Keep in mind that I have invested a lot of money to set this up, and I am not including that initial investment in the monthly profit statement. I do include a maintenance budget that should cover maintaining and replacing furniture as it wears out over time.

I made a BIG MISTAKE guys! I purchaced a 25,000$ content creation training and editing program from @ryanpineda. It turned out to be a major dissapointment in every way. Although I am sure it works for someone, I found my self not being able to use anything in the program due to the low quality and slow turnaround time. They also promised services that turned out not to be included at all. Edited: 10,000$ was already paid and looks like I am not going to get a full refund. Crazy!

Set-up complete on my 4th subleasing apartment in Dubai ✅ Rent: I am paying 155.000 Dirhams in 4 cheques. That comes out to just about 3.500$ per month on average. Revenue: In an earlier video I mentioned that other apartments in the building are consistantly getting booked for 1.300 Dirhams per night. My goal is to make 900 dirhams per night on average througout the whole year. That will leave us with about 6.400$ per month in revenue. Other expenses: Internet, gas, water, electricity, permits, air conditioning and other additional costs come out to abou 700$ per month. Furniture: @kiana_furniture really knocked it out of the park this time. I spent 17.000$ on a full turn-key service and she finished in about 5 days!
