Here’s the billionaire and millionaire strategy that the average Joe can use via real estate:

1) Purchase a short term rental property using a 10% down vacation home loan

2) Run the numbers correctly and cash flow could be $2,000-$3,000/mo

3) Use the short term rental tax loop hole - participate in activities for more than 100 hours for the year in the business

4) Use a cost segregation study on the property + bonus depreciation (usually 20-30% of purchase price) to offset the income you generated from the property and income from your day job

5) As value increases, use a HELOC or cash out refinance to borrow against the property to purchase more cash flow producing assets

6) Repeat

there's a millionaires and billionaires avoid paying taxes legally and the best thing is anybody can do this law still their strategy together the first thing they understand is that income taxes and capital gains taxes is going to be their biggest expense and here's how they avoid paying those completely to avoid paying income taxes mark zuckerberg pays himself a salary of one dollar per year instead he pays himself shares of his own company now most people will sell those shares to go and get access to that capital but that would trigger the next biggest expense which is capital gains taxes so instead what billionaires do is they take loans out against their shares using their shares as collateral because remember debt isn't taxed now unless you're the founder of a multi-billion-dollar company this doesn't really apply to you so i put the best strategy that the average joe can use in the description to make sure to give me follow and see this video for later
